Job description

Overview

As part of the Customer Team, the successful candidate will be a well organised person responsible for assisting the team with market research, scheme appraisals and rent setting. You will have experience as an analyst within a property team, excellent excel skills and be able to work as part of a team as well as an individual.

The Research Analyst will play a crucial role in the investment decision-making process by conducting comprehensive research and analysis to support new deals and ongoing project performance. This role requires a detail-oriented individual with a keen eye for data and trends, as well as proficiency in various analytical tools and platforms.

Key Responsibilities

1. Investment Research for New Deals

  • Conduct thorough reviews of the local area, including demographics and affordability.
  • Perform competitor analysis to understand market positioning and strengths.
  • Review the local lettings market to assess opportunities and challenges.
  • Utilise platforms like Rightmove and Realize to gather and analyse relevant data.
  • Propose rents.

2. Weekly Review of Leasing Performance

  • Monitor leasing performance metrics including time to let, void days, and enquiry levels.
  • Analyse the impact of marketing incentives on leasing performance.
  • Ensure that units are being marketed promptly and efficiently against SLA
  • Provide insights into areas requiring attention or improvement.

3. Monthly Review of Local Markets

  • Conduct monthly reviews of local markets where sites are located.
  • Analyse average rents, price fluctuations, and competitor activities.
  • Monitor stock levels and demand to inform strategic decisions.

4. Review of LLPM Data

  • Review data on enquiries, viewings, deals, and offers.
  • Identify areas for improvement and ensure performance aligns with Service Level Agreements (SLA)

5. Mobilisation

  • Review all GW rents
  • Review local market again
  • Review suggested local agent performance
  • Review CBRE underwrite

6. Renewals

  • Propose rent levels for renewals
  • Review local market
  • Price fluctuations
  • Available lettings stock on the market

7. Pathways/Shared Ownership

  • Review open market values
  • Stock levels
  • Competitor analysis
  • Demographics affordability

Additional Duties

  • Stay informed about market trends and developments in the real estate sector.
  • Collaborate with other departments to align research findings with overall business strategies.
  • Prepare regular reports and presentations to communicate findings and recommendations to stakeholders.

Experience Required

  • A RICS accredited Real Estate degree (RICS qualification desirable)
  • Experience in property valuation
  • An understanding of the residential rental market, shared ownership market and trends
  • Ability to prioritise multiple requests and competing demands.
  • Demonstrable high levels of attention to detail, numeracy, and accuracy.
  • An inquisitive nature, independent thinking, adaptability to new challenges, and a willingness to learn.
